Devonside External Mastic
Our applicators work in Devonside on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Joints with sealant missing in places
- Sealant that has lost its bond to the brick or render
- Failed sealant between panels on a façade
Leave it or put it right?
Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

External mastic for homes and businesses in Devonside
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. Typical jobs include cracked joints where brick meets render or frames and old sealant gone brittle and cracked, across concrete & block, render & cladding joints and joints between brick and frames.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What else we do in Devonside
Outside joints around Devonside
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For landlords with property near Alloa station, split movement joints are easy to miss on a rental until damp shows inside.
Devonside is about 3 miles north-east of Alloa, in Clackmannanshire. Every kind of property in Devonside can book us for external mastic, old or new, large or small. The work is guaranteed for a year. Our Clackmannanshire coverage runs to 16 places, Devonside among them. Edinburgh is on our list too, about 25 miles from Devonside.
Work in FK13 is quoted and booked the same way as anywhere else. If you need external mastic at a property on Ochilview, Alexandra Street and The Glen or anywhere close by, our applicators can take on the job. Open spaces near Devonside include Gartmorn Dam Country Park and Nature Reserve and King's Seat Hill.
Different surfaces, different methods
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two.
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
FAQs for Devonside
Can you do external mastic in Devonside?
Yes. Our work covers the whole of Scotland, and Devonside is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do you cover smaller places like Devonside?
Yes, Devonside is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

No. The old sealant always comes out first.
Where do you work from?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.
Do you work for landlords and businesses?
Yes. We work for householders, landlords, letting agents, businesses and hotels in Devonside.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Get split or bare joints resealed while the damage is small
- Don’t let climbing plants root in the sealant
- Tell anyone working on the walls about the movement joints
- Keep high-pressure jets off the joints
Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
Common problems we fix in Devonside
Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.
It’s worth asking for a quote if you see:
- Weathered mastic that no longer stretches
- Brick movement joints where the sealant has split
- Cracked joints where brick meets render or frames
- Rain getting behind render or cladding at a joint
Managing a site like Alva Academy? Then its movement joints, gutters and trims need looking after like any other building’s.
What your quote should include
- What insurance they hold
- What product goes in the joint
- Who does the work, and how experienced they are
- How hidden problems are handled
What affects the quote in Devonside
You will get a clear quote before any work starts. It’s based on:
- The product the joint needs
- Access and height
- Mould in or behind the old joints
- The old material and how stubborn it is
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The address or postcode of the job
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Structural movement, which needs a surveyor or engineer
- Cracks in the bricks or render themselves, away from the joints
- Rising or penetrating damp from elsewhere in the wall
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Joints between brick and frames
- Render & cladding joints
- Façade panels
- Brickwork movement joints
- Copings & trims
- Concrete & block
What happens on the day
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Devonside need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed
