Floor joint sealing in Airth

Floor joint sealing in Airth

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant coloured to suit the grout. If you are dealing with worn sealant at door thresholds and chipped and open joints in warehouse floors, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Each job carries a 12-month guarantee, large or small.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most rooms, longer for large commercial floors. Outside jobs in Airth need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Movement too big for a sealant joint
  • Subfloor problems that need a flooring contractor
  • Loose, hollow or cracked tiles, which need a tiler

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Wet room & bathroom floors
  • Thresholds
  • Tiled floors
  • Commercial floors
  • Concrete floor joints
  • Skirting boards

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Keep floor cleaning water to a minimum at the edges
  • Avoid caulk in bathrooms and kitchens
  • Don’t paint over silicone
  • Use furniture pads near skirting

Do not paint over silicone. If you plan to paint, we’ll use a paintable product.

A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and stops it getting worse.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Airth questions

Is Airth within the area you cover?

Can you do floor joint sealing in Airth?

Yes, Airth is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

How long before the joint can take traffic?

We’ll tell you before we leave. It depends on the sealant, and walking on it generally comes before mopping or wheeled traffic.

Are you fully insured?

Yes. Full insurance covers our work.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How long does floor joint sealing take?

A typical job takes a morning or an afternoon for most homes, including preparation and clearing up. Your quote will say how long we expect yours to take.

Do you seal warehouse floor joints?

Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.

New homes and floors in Airth

Across Falkirk, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Rented homes near Alloa station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Signs you need floor joint sealing in Airth

A new floor or screed shrinks and settles as it dries. The edges pull away from the skirting, and rigid fillers crack.

Most people get in touch after spotting something like this:

  • Floor edges that trap water and grime
  • Concrete floor joints that have broken down
  • Gaps opening between the floor and skirting
  • Gaps at thresholds between rooms

In and around Airth, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

10 questions to ask before booking

How the job changes by surface

Skirting boards

Gaps between skirting and floor open as timber and floors move. A flexible sealant closes the gap without cracking.

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone that keeps water out.

How we quote for floor joint sealing

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • Whether the work is at height
  • How much there is to do
  • Mould in or behind the old joints

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • If someone has resealed it before
  • The address or postcode of the job

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.
