What new build mastic looks like in Airth
Airth is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
In and around Airth, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For new homes near Alloa station, it’s worth checking the sealant early, while snags are still fresh.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Why act early in Airth
DIY kits do not solve the main problems with new-build sealant: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. In an older home around Airth, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

What we cannot put right
In fairness, there are a few things sealant will not fix:
- Cracked trays, tiles or worktops
- Movement caused by a poorly fitted tray or bath
- Disputes or warranty claims with your builder
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

What affects the quote in Airth
For a quick quote, just ask. What matters most is:
- Whether there’s mould to deal with
- The size of the job
- The product the joint needs
- Access and height
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
When you call or email, these details help:
- The problem you’ve noticed
- Roughly how big the job is

Different surfaces, different methods
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there suited to the job.
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Don’t wait for the house to settle if water is getting through
- Use the extractor fan every time you shower
- Wait for the cure time before using a resealed shower
- Keep photos and emails about snagging items
Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
