New build mastic for Carronshore homes and businesses

The process

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for most snagging lists, longer for a run of plots. Outside jobs in Carronshore need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

How we handle new build mastic in Carronshore

Across Carronshore, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. We work on bathrooms & en suites, show homes and plot handovers, and common reasons people get in touch are internal frame sealant that has split and smeared, uneven beads picked up at snagging.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

FAQs for Carronshore

Is Carronshore within the area you cover?

Is Carronshore in your area for new build mastic?

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Should I go to my builder first?

If you’re still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix doesn’t last, we can help.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Raise failed sealant with the developer while you are covered
  • Photograph failed sealant before it’s redone
  • Clean sealant with mild detergent, not abrasives
  • Check bath and shower seals every few months as the house settles

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

Joints and finishes in Carronshore homes

Carronshore is within about 3 miles of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

If you’ve bought a new home near Falkirk Grahamston station, the sealant around baths, showers and frames is worth checking in the first year or two.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Leave it or put it right?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Signs you need new build mastic in Carronshore

On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.

Keep an eye out for any of the following:

  • Sealant that never bonded to the surface
  • Joints pulling apart as timber shrinks
  • Cracked sealant around new window and door frames
  • Smeared, uneven beads picked up at snagging

In and around Carronshore, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
