How to look after the new joints
Good habits help new joints last longer. A few tips:
- Stick to mild products for cleaning grout
- Rinse soap off the tiles after each shower
- Don’t use strong acidic cleaners on grout
- Look at the sealant in the corners now and then
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.
Stains that will not clean are a sign the grout is breaking down. Regrouting at this stage is straightforward, before the joints open up.
About our regrouting in Airth
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you have cracked or crumbling grout lines and dirty, worn grout on a tiled floor, we can help, on wet rooms, tiled floors and kitchen splashbacks alike.
In and around a place like Airth, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
You get a 12-month guarantee, the same in Airth as everywhere else we work.

Airth homes and their sealant
Airth is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Alloa station, a regrout while the flat is empty is quicker than working around a tenant.

How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room. Outside jobs in Airth need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive

Common problems we fix in Airth
Grout that was put in corners cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.
These are the problems we are asked about most:
- Grout in corners that has cracked
- Old grout in a dated colour
- Greasy, stained grout behind the hob
- Gaps where the shower grout has gone
Around Airth, as everywhere, regrouting is only as good as the preparation behind it.
Questions to ask before booking
- Is the old sealant removed completely?
- Which sealant they’ll use, and why
- What guarantee comes with the work
- Who turns up on the day
What affects the cost of regrouting
Call for a quick quote. What matters most is:
- When we can work, for business premises
- The size of the job
- Any mould that needs treating
- The old material and how stubborn it is
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy

Common questions in Airth
Is Airth in your area for regrouting?
Yes. We work across all of Scotland, and Airth is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Do you cover smaller places like Airth?
Yes. Airth is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We’ll point them out at the start.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you regrout just the shower?
Yes, that is common. Shower grout tends to go before the rest, so it’s often the only area that needs doing.
What goes in the corners, grout or silicone?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.

Landlord and commercial work in Airth
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Why deal with it now?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
