Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
About our regrouting in Skinflats
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you’re at it. We work on shower walls, wet rooms and bathroom floors, and people most often call us about good tiles let down by tired grout and cracked or crumbling grout lines.
Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
You get a one-year guarantee, the same in Skinflats as everywhere else we work.

FAQs for Skinflats
Do you work for landlords with property near Falkirk Grahamston station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is Skinflats within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
How long should I wait before showering?
We’ll tell you on the day. It depends on the grout and the sealant used, so follow the time we give you.
Is regrouting a chance to pick a new grout colour?
Yes, regrouting is the time to do it. Mention the colour you have in mind when you email us at info@mrmastic.co.uk.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Do you have insurance?
Yes, we’re fully insured for domestic and commercial work.
Leave it or put it right?
Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Sorting it early keeps the job simple. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Regrouting around Skinflats
Skinflats is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

How the visit works
On the day, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to a full day, depending on the area. Around Skinflats, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
How to prepare
- Try not to wet indoor joints just before the visit
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks

Looking after it afterwards
So the new joints stay in good condition:
- Keep harsh bleach and acid cleaners off the grout
- Look at the sealant in the corners now and then
- Rinse soap off the tiles after each shower
- Skip wire brushes and scourers
Before we leave, you will know when the shower can be used. Stick to that time, and go gently on the grout at first.
Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.

What we’re called out for in Skinflats
Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before work begins.
Most people get in touch when they notice one of these:
- Shower grout that has worn away
- Grout that stays dark however much it’s cleaned
- Floor grout that has worn and darkened
- Crumbling grout between the tiles

Shower walls
Showers put more water on grout than anywhere else. We rake it out and regrout and renew the silicone at the edges.
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
