Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Make sure water runs off the sill
  • Get any rot dealt with first
  • Check the mastic when you check the paintwork
  • Go gently near the mastic when preparing windows

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

Sand mastic for homes and businesses in Skinflats

Sand mastic does not last for ever and gaps open up round the frame. We rake it out and renew it and tidies the surround. Typical jobs include gaps between timber frames and stone or brick and mastic round period door frames that has failed, on period & listed homes, timber door frames and brick reveals.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

You get a one-year guarantee, the same in Skinflats as everywhere else we work.

What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • Decisions on consent for listed homes
  • Sashes that rattle, stick or will not open
  • Crumbling stone or brickwork round the window

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Tenement windows
  • Timber door frames
  • Sash and case windows
  • Period & listed homes
  • Brick reveals
  • Stone surrounds

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Different surfaces, different methods

Period and listed homes

A traditional finish suits a period property, and sand mastic is one of them.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

What sand mastic looks like in Skinflats

Skinflats is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to Falkirk Grahamston station? Then any sash windows need sound mastic to keep draughts and rain out.

How the visit works

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job generally takes a few hours for a single window, longer for several. Around Skinflats, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on
