Sand Mastic in Grangemouth
Our applicators work in Grangemouth on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- A silicone bead on a sash window that spoils the look
- Draughty sash windows at the surround
- Crumbling sand mastic round a window
Sand mastic in Grangemouth, done properly
Sand mastic skins over fairly quickly but full hardening takes longer. Traditionally, sand mastic is left unpainted and we will advise if you’re redecorating. We work on brick reveals, period & listed homes and tenement windows, and the jobs we see most are open joints round the window box and wind and rain getting in round a sash window.
Scottish towns like Grangemouth tend to mix older stone-built streets, harled houses and newer estates, so windows range from sash and case in older buildings to uPVC on newer homes. The sealant has to suit both the frame and the wall it sits in.
All our work comes with our one-year guarantee, wherever you are in Falkirk.

What we are called out for in Grangemouth
Some old mastic was never deep enough. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.
It’s worth asking for a quote if you see:
- Cement or filler used on old window joints that has cracked
- Mastic worn away on windows facing the weather
- Window mastic to renew ahead of painting
- Crumbling sand mastic round a window
Managing a site like Beancross Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

What sand mastic looks like in Grangemouth
Grangemouth is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For landlords with property near Polmont station, cracked sand mastic around sash windows lets in the draughts tenants complain about. In the older streets around Sacred Heart Rc Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What the job involves on each surface
Period and listed homes
Period homes look their best with traditional materials.
Sash and case windows
On a sash window, the mastic joint shows on the outside so we finish it carefully.
How it works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. For a job in Grangemouth, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.
- Each surround is checked first.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Before we arrive
- Clear items away from the joints we are working on
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts

Grangemouth questions
I let a flat near Polmont station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is Grangemouth in your area for sand mastic?
Yes, Grangemouth is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Is it possible to paint over sand mastic?
Traditional guidance is not to paint over sand mastic. If you’re redecorating the window, ask us first and we’ll talk you through it.
Can you match the sealant colour?
Most of the time, yes. We will explain which colours are available and agree one before work begins.
Do you do commercial work?
Yes. We can plan bigger jobs in stages.
Is sand mastic better than silicone for my windows?
We’ll help you decide. Period homes often look best with sand mastic and newer frames suit modern sealant.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
Can you quote for more than one area?
Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Find out about consent before window work on a listed home
- Make sure water runs off the sill
- Leave the new mastic unpainted
- Have rotten timber repaired before new mastic goes in
Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.
Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens as more mastic falls out.
What affects the quote in Grangemouth
We quote each job individually. This is what makes a difference:
- How much there is to do
- The number of rooms or windows
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
Photos help, but a description is a good start. Try to tell us:
- The problem you’ve noticed
- The address or postcode of the job
- If someone has resealed it before
- A few pictures by email, if you can
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
