Sand mastic in Stenhousemuir, done properly

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted and we’ll advise if you are redecorating. If you’re dealing with mastic that needs renewing before redecorating and crumbling sand mastic round a window, we can help, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Stenhousemuir is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. The method is the same as for windows.

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

Stenhousemuir homes and the weather

Stenhousemuir is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you let a flat or house near Larbert station, cracked sand mastic around sash windows lets in the draughts tenants complain about. Schools such as Kinnaird Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Why deal with it now?

Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in and new mastic seals them. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

How the visit works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Stenhousemuir need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on

How we quote for sand mastic

The price is agreed before any work begins. It takes into account:

  • Access and height
  • How many rooms, windows or areas are involved
  • The type of sealant required
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • The type of property
  • Whether it has been sealed before

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before work begins.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

How to look after the new joints

To keep the joints looking good and working properly:

  • Go gently near the mastic when preparing windows
  • Inspect the joints round the windows every year or so
  • Avoid patching sand mastic with silicone
  • Ask us before painting near the mastic

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

Questions from Stenhousemuir

Is sand mastic in a coastal place like Stenhousemuir any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you work for landlords with property near Larbert station?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Is the work guaranteed?

There’s a 12-month guarantee on every job, sand mastic included.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How long does sand mastic take?

A typical job takes anything from a few hours to a full day, depending on how many windows, including the preparation. Your quote will say how long we expect yours to take.

Can you match the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before we start.
