Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Sand mastic in Brightons

We work across Brightons renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. We work on tenement windows, brick reveals and period & listed homes, and the jobs we see most are mastic dropping out of the joint and gaps where the frame meets the masonry.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A 12-month guarantee comes as standard, so you are covered after we have gone.

How we quote for sand mastic

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • Working hours on commercial sites
  • Whether the work is at height
  • Which sealant suits the joint

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height

Brightons questions

Does the coastal weather in Brightons affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Will you come out to Brightons?

Yes. Brightons is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Should I use sand mastic or silicone?

That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames generally get a flexible sealant.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Do you work for landlords and businesses?

Yes, regularly. We can quote for several properties at once.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Different surfaces, different methods

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Stone surrounds

Stone openings are rarely perfectly straight, so the joint varies in width. Sand mastic is shaped by hand to suit.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Why deal with it now?

A silicone bead can be quicker, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and blends with the stone or brick. Around Brightons, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before any work starts.

Frames and glazing around Brightons

Brightons is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For landlords with property near Polmont station, cracked sand mastic around sash windows lets in the draughts tenants complain about. If you look after a building such as Graeme High School, larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Brightons Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Inspect the joints round the windows every year or so
  • Don’t paint over the new mastic
  • Clear gutters so water does not pour onto the windows
  • Plan mastic work ahead of painting

Leave the new mastic alone while it firms up. It forms a skin fairly soon but needs longer to fully harden.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about any water getting in
  • Let us know about parking restrictions
