How we handle regrouting in Brightons

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We work on wet rooms, shower walls and kitchen splashbacks, and the jobs we see most are grout that makes sound tiles look old and greasy, stained grout behind the hob.

For a place like Brightons, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All of our work is guaranteed for twelve months.

Do you need regrouting in Brightons?

When tiles or the wall behind them move, the grout cracks. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.

People normally contact us when they notice something like this:

  • Greasy, stained grout behind the hob
  • Grout in corners that has cracked
  • Cracked or crumbling grout lines
  • Dirty, worn grout on a tiled floor

Managing a site like Graeme High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Brightons homes and their sealant

Brightons is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Brightons Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Polmont station, a regrout while the flat is empty is quicker than working around a tenant.

Brightons is about 2 miles south of Grangemouth, in Falkirk. From the centre of Brightons to the outskirts, regrouting is available for homes and businesses alike. Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Waterproofing that has failed below the tiling
  • Tiles that are chipped or split
  • Leaks from pipes, valves or wastes (a plumber’s job)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Bathroom wall tiles
  • Shower walls
  • Tiled floors
  • Wet rooms
  • Kitchen splashbacks
  • Bathroom floors

The process

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, or longer for a fully tiled room. Somewhere like Brightons may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

Leave it or put it right?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why us?

  • 20+ years of sealant experience
  • Homes, businesses and hotels
  • Sanitary silicone with an anti-fungal additive in wet areas
  • A 12-month guarantee on all work
