Bathroom resealing near Brightons

How it works

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job usually takes a couple of hours for a single bath or shower, and we explain the cure time before we leave. For a place like Brightons, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in

Bathroom resealing in Brightons, done properly

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you’re dealing with sealant that has split, shrunk or peeled away and splits where the tray meets the wall, we can put it right, on wet rooms, shower trays & enclosures and basins & vanity units alike.

Bathrooms in smaller places like Brightons work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Your job is guaranteed for a year, as with all our work.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too in Brightons and across Falkirk. We can quote a run of properties together.

Can I do it myself?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Do you need bathroom resealing in Brightons?

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

These are the problems we’re asked about most:

  • Leaks into the floor or ceiling below
  • A joint torn by a bath that flexes
  • Leaking joints on a shower screen
  • A reseal done over the top of the old bead

Homes close to Brightons Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What bathroom resealing looks like in Brightons

Brightons is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Polmont station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Graeme High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Failed grout lines across the wall
  • A bath or tray that moves because it is not properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Your questions about bathroom resealing in Brightons

Do you take on hotel work around Brightons?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you work for landlords with property near Polmont station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Wipe the sealant dry after showering
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet
  • Use gentle cleaners on the silicone

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
