Sand mastic in Carron, done properly

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. If you have draughty sash windows at the surround and old cement repairs round a window that have failed, we can help, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Carron is planned around the weather. Let us know about access to every frame, including any upstairs.

Every job comes with our 12-month guarantee, wherever you are in Falkirk.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Decisions on consent for listed homes
  • Sashes that rattle, stick or won’t open
  • Timber that has rotted

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Stone surrounds
  • Tenement windows
  • Timber door frames
  • Brick reveals
  • Period & listed homes
  • Sash and case windows

Different surfaces, different methods

Stone surrounds

Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. We shape it by hand to follow the stone.

Tenement and terrace windows

Windows above ground floor need the right access. Tell us the height and we will confirm what’s needed.

Carron homes and the weather

Carron is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Letting a property close to Larbert station? Then any sash windows need sound mastic to keep draughts and rain out. In the older streets around Stenhouse and Carron Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Falkirk High School? Then its window and door frames need their mastic kept sound, just like a home’s.

Carron questions

Do you work for landlords with property near Larbert station?

Yes. We work for letting agents and landlords as well as homeowners. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Does living near the coast affect sand mastic in Carron?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can sand mastic be painted?

It’s traditionally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do I need permission for sand mastic on a listed building?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.

How it works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on how many windows. Around Carron, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we are working on
  • Keep pets and children clear of the area while we work

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Sort the mastic before the decorators arrive
  • Make sure water runs off the sill
  • Avoid patching sand mastic with silicone
  • Don’t paint over the new mastic

Don’t run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

What happens if it’s left?

An open joint round the frame lets weather in. Left, water can reach the timber and the wall, so dealing with it now protects both. In an older home around Carron, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
