Regrouting near Dunmore

Regrouting around Dunmore

Dunmore is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Airth Parish Church and Churchyard, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Alloa Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Dunmore is about 3 miles south of Alloa, in Falkirk. Whether you’re in the middle of Dunmore or further out, we cover regrouting for every kind of property. Across Falkirk, we cover 50 places, Dunmore among them. You can also see our page for Edinburgh, roughly 24 miles from Dunmore.

Regrouting in Dunmore, done properly

We work across Dunmore, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. If you are dealing with kitchen splashback grout stained by grease and grout washed out of a shower, we can help, whatever the surface.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Do not ignore a tile that feels loose
  • Check the corner silicone every few months
  • Use gentle cleaners on grout
  • Clean with a soft brush, not anything metal

Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to a full day, depending on the area. Outside jobs in Dunmore need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Our one-year guarantee applies to all our work. We’re also fully insured.

What sealant work cannot fix

We will not take on work that will not last, so these are the limits:

  • Tiles that are chipped or split
  • A leaking wet room membrane
  • A leaking shower valve or waste

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

When to call us in Dunmore

A bathroom that stays damp keeps the grout wet, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

Common reasons people contact us are:

  • Old grout in a dated colour
  • Grout in corners that has cracked
  • Floor grout that will not come clean
  • Crumbling grout between the tiles

For landlords with property near Alloa station, stained grout drags a rental down, and regrouting between lets puts that right.

Questions to ask before booking

  • What the quote includes, VAT included or not
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • What preparation is included

How to choose a mastic man

How we quote for regrouting

There’s no set price list, because jobs vary so much. The quote depends on:

  • Working hours on commercial sites
  • How many areas need sealing
  • The number and length of the joints
  • The product the joint needs

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What we need to know

You do not need to know the technical terms. Just tell us:

  • The address or postcode of the job
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Any previous sealing or DIY work

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
