Window mastic near Cambus

Do you need window mastic in Cambus?

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.

The problems people generally mention when they call are:

  • Cracked internal joints between frame and plaster
  • Water coming in at the bottom corners of a door
  • Cracked or shrunken mastic around the frame
  • Gaps left after new windows were fitted

Rented homes near Alloa station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Choosing a sealant specialist

Window mastic in Cambus

Homes in Cambus have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. Common call-outs are for a bead that doesn’t match the frame and mastic that’s falling out in pieces, on composite doors, uPVC windows and aluminium frames.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Each job carries a 12-month guarantee, whatever its size.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Avoid harsh chemicals near the mastic
  • Make sure the drainage slots aren’t blocked
  • Wipe condensation off the frames
  • Walk round the house once a year and look at the joints

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Window mastic in Cambus: local notes

Cambus is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you look after a building such as Lornshill Academy, its window and door frames need their mastic kept sound, just like a home’s. In the older streets around Tullibody Old Kirk, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

When something else is needed

To be straight with you, some problems need a different trade:

  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • uPVC windows
  • Window sills
  • Aluminium frames
  • Timber windows & doors

Why it’s worth doing now in Cambus

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. In an older home around Cambus, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What affects the quote in Cambus

The quote reflects the job in front of us. We take into account:

  • Whether there’s mould to deal with
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • The number of rooms or windows

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • Where the property is

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints

Questions from Cambus

I let a flat near Alloa station. Can you help?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover smaller places like Cambus?

Yes. Cambus is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you do commercial work?

Yes. We can plan bigger jobs in stages.

Do you have sealant for grey or black windows?

Yes, in most cases. Tell us the frame colour when you get in touch and we will match it as closely as we can.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Will new mastic stop draughts?

Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.

Do you guarantee window mastic?

Yes, with our one-year guarantee. A yearly look at the joints helps them last.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
