Window mastic for homes and businesses in Alloa

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. Typical jobs include old mastic that has gone black or come away and cracked sealant at the sill ends, on composite doors, timber windows & doors and uPVC windows.

Harled walls are common in Scottish towns like Alloa, and the joint between a frame and rough harling needs a sealant that can grip and flex. A thin bead that hasn’t been worked into the surface soon lets water behind it.

Each job carries a 12-month guarantee, large or small.

Keeping the joints in good condition

Looking after new joints is easy:

  • Ventilate rooms so frames don’t stay wet inside
  • Do not aim a pressure washer at the joints
  • Keep solvents and bleach off the sealant
  • Repaint timber before it’s bare

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Questions from Alloa

Does living near the coast affect window mastic in Alloa?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Do you work for landlords with property near Alloa station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can resealing stop a draught around my window?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that’s a different fix, and we will say so.

Do you guarantee window mastic?

Yes. Every job comes with our one-year guarantee, and we’re ARBOMaster approved applicators.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where do you work from?

Mr Mastic is based in Crawley. We cover Alloa and the rest of Clackmannanshire, along with the rest of our area.

What window mastic looks like in Alloa

Alloa is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Letting a property close to Alloa station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Schools such as Alloa Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Leave it or put it right?

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Scottish weather finds any gap, and in a town like Alloa, failed outside joints soon let damp into walls. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Draughts through the window seals rather than the frame
  • Condensation trapped between the panes
  • Faulty window hardware

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Aluminium frames
  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • Window sills
  • uPVC windows

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes a morning for a couple of windows and a door. In a Scottish town like Alloa, parking is usually straightforward, though older centres can be tighter. If you are in a flat with a shared stair or a door entry system, let us know when you book.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

When to call us in Alloa

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, and a gap opens along one edge.

Most people get in touch when they notice something like this:

  • Rain getting in at the frame or under the sill
  • Cracked or shrunken mastic around the frame
  • Cracked internal joints between frame and plaster
  • Gaps where the sill meets the wall

If you live in an older home near Alloa North Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What to look for in a quote

  • Who turns up on the day
  • Are they insured?
  • Whether the sealant suits the joint
  • How the colour is chosen

Our hiring checklist

What affects the quote in Alloa

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any mould that needs treating
  • The product the joint needs
  • The old material and how stubborn it is
  • The number and length of the joints

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The rough size of the job
  • Where the property is
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.
