Remedial sealant in Fallin, done properly

Two decades of sealant work means we recognise most failures quickly. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. If you’re dealing with repeat leaks from the same joint and caulk or the wrong sealant used in a wet area, we can put it right, on expansion joints, leaking tray & enclosure joints and failed movement joints alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Fallin homes and their sealant

Fallin is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Fallin, as everywhere, remedial sealant is only as good as the preparation behind it. Letting a property close to Stirling station? Then botched sealant from a previous quick fix is easier to strip out between tenants.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. Around Fallin, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed

Surface by surface

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Movement & expansion joints

A sealant stuck to the back of the joint can’t stretch. Backing stops that, letting the sealant flex between the two faces.

What affects the quote in Fallin

Some jobs are bigger than they look, and some smaller. The main factors:

  • Access and height
  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • Whether it’s a home or a business
  • Roughly how big the job is
  • Where the job is, and your postcode
  • Photos by email, if that’s easy

There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.

Honest limits

To be straight with you, some problems need a different trade:

  • Failed tanking or loose tiles behind the sealant
  • Older mastics that may need an asbestos check before removal
  • A bath, tray or worktop that moves until it’s properly fixed

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Failed movement joints
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Expansion joints

Why act early in Fallin

Spraying mould remover on a sealed-over joint doesn’t reach what’s underneath. The layers have to come out, and the joint treated and dried before resealing. In an older home around Fallin, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Fallin questions

Do you cover Fallin for remedial sealant?

Yes. Our work covers the whole of Scotland, and Fallin is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Fallin?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

How long does remedial resealing take?

It takes a few hours for most joints, depending on how much old sealant has to come out. You’ll know the timing when we quote.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can you match the sealant colour?

Most of the time, yes. We’ll explain which colours are available and agree one before work begins.

Is there any odour?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Someone sealed over the old bead. Can you fix it?

Yes. Both layers come out; over-sealing fails because silicone won’t bond to silicone.
