Remedial sealant in Alva

The wrong product in the wrong joint won’t last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. Typical jobs include movement joints that have split or pulled away and decorators’ caulk around a bath or shower, on expansion joints, shrunken worktop sealant and mouldy bath & shower sealant.

A bathroom in a place like Alva gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for a typical bath or shower, longer where several layers have been applied for a typical job. Around Alva, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
  • Tell us about any water getting in

Advice

Do you need remedial sealant in Alva?

Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.

Look out for any of the following:

  • Wide, uneven beads that look worse than the old ones
  • Over-sealed joints coming away
  • Gaps opening along the back of the worktop
  • Sealant that came away because the surface wasn’t prepared

For site and facilities teams at buildings such as Alva Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Clean sealant with mild products only
  • Check trays and worktops don’t move
  • Get the cause of a repeat leak found before resealing
  • Always have old sealant cut out, not covered

Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.

Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

Remedial sealant around Alva

Alva is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Alloa station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

What sealant work cannot fix

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Plumbing leaks behind walls or under trays
  • A cracked shower tray or bath (that needs repair or replacing)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Failed movement joints
  • Expansion joints
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant

Leave it or put it right?

A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
