Regrouting in Sauchie
We cover Sauchie for raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Grout in corners that has cracked
- A grout colour that no longer suits the room
- Discoloured grout on otherwise sound tiles
Why act early in Sauchie
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Dealing with it now keeps it small. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

How we handle regrouting in Sauchie
Before any work starts, the tiles are checked. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. We’re often asked to deal with shower grout that has worn away and crumbling grout between the tiles, across shower walls, tiled floors and wet rooms.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Big or small, it’s backed by our one-year guarantee in Sauchie and across Clackmannanshire.

Common problems we fix in Sauchie
Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly can wash out within a few years.
Keep an eye out for any of the following:
- Floor grout that has worn and darkened
- Grout washed out of a shower
- A grout colour that no longer suits the room
- Kitchen splashback grout stained by grease
Schools such as Lornshill Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Common questions in Sauchie
Do you cover Sauchie for regrouting?
Yes. We work across all of Scotland, and Sauchie is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.
I let a flat near Alloa station. Can you help?
Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and include it in your quote.
How long does regrouting take?
A typical job takes a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. Your quote will say how long we expect yours to take.
Is the work guaranteed?
All our work carries a 12-month guarantee, and we are fully insured.
When can I use the shower again?
We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.
Is there any odour?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Different surfaces, different methods
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.

For landlords and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
When it isn’t the sealant
New sealant cannot fix everything, and we will tell you before any work starts. It won’t solve:
- Cracked or broken tiles
- Failed tanking or waterproofing under the tiles
- Tiles that are loose or hollow behind
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How to look after the new joints
After the cure time, these simple habits help:
- Do not use strong acidic cleaners on grout
- Clean grout with a mild bathroom cleaner
- Clean with a soft brush, not anything metal
- Check the corner silicone every few months
Wipe the tiles down after a shower keeps water off the grout. Ventilate the room well so the grout dries between uses.
Leaving failed grout can mean tiles come loose. By then, new grout alone isn’t enough, so it’s worth acting early.
What we do, step by step
On the day, we look over the joints with you first. We protect the surfaces around the joints before work begins. The work generally takes a few hours for a shower enclosure, longer for a whole room. Somewhere like Sauchie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Before we arrive
- Tell us about any water getting in
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
Ask for a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.

Sauchie homes and their sealant
Sauchie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Sauchie Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Alloa station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
