Book sand mastic in Greenloaning

Sand mastic in Greenloaning, done properly

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, the joint is prepared and new mastic is shaped by hand. Common call-outs are for gaps between timber frames and stone or brick and tired mastic found when preparing windows for paint, across stone surrounds, sash and case windows and tenement windows.

Mastic can only go onto a dry joint, so outside work in Greenloaning depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Big or small, you get the same 12-month guarantee.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a single window, longer for several, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

Yes. Our work covers the whole of Scotland, and Greenloaning is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can sand mastic be painted?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What exactly is sand mastic?

Sand plus a binder based on linseed oil. It’s applied by hand and finished to sit neatly against the masonry.

How long does sand mastic take to go off?

It skins over fairly quickly but takes longer to harden fully. We will tell you what to expect for your job.

Do you have insurance?

Yes. We are fully insured for every job we do.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Signs you need sand mastic in Greenloaning

Some old mastic was never deep enough. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.

The most common problems we see are:

  • Silicone on a period window that looks wrong
  • Draughty sash windows at the surround
  • Mastic that needs renewing before redecorating
  • Gaps round a timber door in stone or brick

If you live in an older home near Greenloaning Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Windows and doors in Greenloaning

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Leave it or put it right?

An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

How we quote for sand mastic

There’s no set price list. What we look at:

  • The number and length of the joints
  • The number of rooms or windows
  • The old material and how stubborn it is
  • Working hours on commercial sites

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • What’s wrong with the joints now
  • The type of property
  • The rough size of the job
  • Pictures of the joints, sent by email

We don’t publish a price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
