What sand mastic looks like in Riverside
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you look after a building such as Wallace High School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Stirling station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

About our sand mastic in Riverside
We renew sand mastic around sash windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. If you are dealing with old cement repairs round a window that have failed and gaps between timber frames and stone or brick, we can put it right, whatever the surface.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Landlord and commercial work in Riverside
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Signs you need sand mastic in Riverside
Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
People generally contact us when they notice one of these:
- Patchy fillers round a sash window
- Draughty sash windows at the surround
- Window mastic to renew ahead of painting
- Gaps where the frame meets the masonry
Homes close to Methodist Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

When something else is needed
We won’t take on work that won’t last, so here’s what sealant cannot put right:
- Whether work needs listed building consent
- Putty and glazing repairs
- Damaged stone surrounds
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Tenement windows
- Timber door frames
- Brick reveals
- Sash and case windows
- Stone surrounds
- Period & listed homes
How to look after the new joints
To keep the joints looking good and working properly:
- Ask us before painting near the mastic
- Look over the window mastic once a year
- Ask a joiner to look at soft timber first
- Go gently near the mastic when preparing windows
Check the mastic when you check the paintwork. Small cracks are easier to deal with early.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens.
Quotes for sand mastic in Riverside
We quote each job individually. These are the things that affect it:
- When we can work, for business premises
- Which sealant suits the joint

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- Whether it’s a home or a business
- The address or postcode of the job
- A few pictures by email, if you can
- The problem you’ve noticed
We quote each job on its own. Just email us at info@mrmastic.co.uk with the details, and pictures are welcome.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How the visit works
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for a single window, longer for several from start to finish. Somewhere like Riverside may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
How to prepare
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Plan for the work area to be out of bounds to pets and children
