About our sand mastic in Bannockburn
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. We work on brick reveals, tenement windows and sash and case windows, and common reasons people get in touch are wind and rain getting in round a sash window and gaps where the frame meets the masonry.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Every job is covered by a 12-month guarantee, wherever you are in Stirling.

What we do, step by step
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work usually takes a few hours per window, depending on the condition of the joints. For a place like Bannockburn, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
How to prepare
- Mention any tricky access
- Mention any parking rules near the property

Related advice
Leave it or put it right?
Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

How we quote for sand mastic
We do not publish a price list. What we look at:
- The product the joint needs
- How many areas need sealing
- Any mould that needs treating
- How easy the joints are to reach
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Whether it has been sealed before
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.
Your questions about sand mastic in Bannockburn
I let a flat near Stirling station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Will you come out to Bannockburn?
Yes, Bannockburn is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
How long will you be here?
As a guide, most jobs take a few hours for a single window, longer for several. Bigger jobs take longer, and we’ll say how long yours will take.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Bannockburn, along with the rest of our area.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Bannockburn homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you let a flat or house near Stirling station, older sash windows in a rental need their mastic kept sound to keep the weather out. Homes close to St Ninian's Roman Catholic Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What sealant work cannot fix
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Whether work needs listed building consent
- Cracked or broken glass
- Sashes that rattle, stick or will not open
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Ask us before painting near the mastic
- Avoid heavy scraping on the mastic joint
- Plan mastic work ahead of painting
- Ask the planning authority about consent for listed or conservation-area homes
Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What the job involves on each surface
Stone surrounds
We take care not to mark the stone when the old mastic comes out.
Timber door frames
Door frames get knocked and soaked, so their mastic can fail sooner. We rake it out and renew it.
