Commercial & hotel sealant in Bannockburn, Stirling
Commercial sealant across Bannockburn and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Water marks on ceilings under bathrooms
- Failed joints in office kitchens and tea points
- Joints that need doing before an inspection or audit
When to call us in Bannockburn
Staff kitchens and food areas see constant splashing and wiping, so sealant there wears and stains. The worktop and sink edges normally fail first.
Common reasons people contact us include:
- Failed floor-level joints in accessible wet rooms
- Mouldy bathrooms flagged at a tenancy check
- Black, stained silicone in guest bathrooms
- Water marks on ceilings under bathrooms
For buildings such as St Ninian's Roman Catholic Church, any kitchen and washrooms need the same sealant care as any other building.

Commercial sealant in Bannockburn
Hotel bathrooms take hard daily use and constant cleaning, so sealant there has a hard life. Rooms are resealed in batches, so only a few are out of use at once, with a cure time for each room so housekeeping know when to release it. We work on welfare facilities, student & care accommodation and rental portfolios, and people most often call us about whole floors of tired en suites and tired sealant ahead of a health and safety audit.
For holiday lets, guest houses and community buildings in or near Bannockburn, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of rooms, and the area is left clean. Somewhere like Bannockburn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We walk the site with you and agree the rooms, the order and the hours.
- Every area is sheeted and the old silicone stripped out.
- Joints are cleaned, treated for mould and dried.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- We check every room and give its cure time for housekeeping.
Getting ready for the visit
- Let us know about parking restrictions
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
Getting a quote
We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.
Advice
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Put a squeegee in each shower
- Tell cleaning staff when each room can be used
- Keep a record of which rooms were resealed and when
- Do not leave a failed joint until the next refurbishment
Squeegees in guest and staff showers help: less water sits on the joints between uses.
Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. When you see them, it’s time to plan a reseal.
When something else is needed
We’d rather tell you now than do work that will not last, so these are the limits:
- Damaged sanitaryware that needs replacing
- Water damage behind the tiles that needs a tiler or builder
- Certifying fire stopping or building compliance
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
