Sand mastic in Muthill, done properly

Across Muthill, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you’re dealing with mastic that needs renewing before redecorating and crumbling sand mastic round a window, we can help.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All of our work is guaranteed for twelve months, in Muthill and everywhere else we cover.

Muthill: your questions answered

Is sand mastic in Muthill guaranteed?

All our work, in Muthill and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Muthill?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you fully insured?

Yes. We’re fully insured.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How long does sand mastic take?

That depends on how much there is to do, but most jobs take a few hours for a single window, longer for several. We’ll tell you when we quote.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Where are you based?

Mr Mastic is based in Crawley. We cover Muthill and the rest of Perth and Kinross, along with the rest of our area.

Do you work for landlords and businesses?

Yes, often. Several properties can be quoted together.

What happens if it’s left?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How it works

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a single window, longer for several in most cases. Outside jobs in Muthill need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

How to look after the new joints

To keep the joints looking good and working properly:

  • Have rotten timber repaired before new mastic goes in
  • Make sure water runs off the sill
  • Inspect the joints round the windows every year or so
  • Ask us before painting near the mastic

Don’t touch or press the mastic while it hardens. It skins over quickly, but takes longer to harden fully.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

What we’re called out for in Muthill

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

It’s worth asking for a quote if you see:

  • Gaps where the frame meets the masonry
  • Cracked mastic round a front door frame
  • A silicone bead on a sash window that spoils the look
  • Cement or filler used on old window joints that has cracked

In and around Muthill, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Windows and doors in Muthill

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For an older house near a landmark such as St James Episcopal Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
