About our remedial sealant in Muthill
Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, without scratching tiles, trays or frames. Only then can new sealant bond. If you’re dealing with a shower that leaks however often it’s resealed and worktop sealant that has shrunk and split, we can put it right.
In and around a place like Muthill, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.
Our work is backed for twelve months, in Muthill and everywhere else we cover.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Why deal with it now?
Ripping out a bathroom is not usually needed. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we’ll tell you. Around Muthill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Honest limits
A few problems are outside what sealant work can do:
- A bath, tray or worktop that moves until it’s properly fixed
- A tray or bath that is cracked
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Common questions in Muthill
Can you do remedial sealant in Muthill?
Yes, Muthill is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Is Muthill within the area you cover?
Yes. Muthill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What if the leak isn’t the sealant?
We will tell you. If it’s a cracked tray, a failed valve or a leaking waste, resealing won’t fix it, so we will not pretend it will.
Someone sealed over the old bead. Can you fix it?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.
Do you work for letting agents?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
How much does remedial sealant cost in Muthill?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours, depending on how many layers have to come out. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We look at how the sealant has failed and check for movement or a leak path.
- All the old sealant comes out, including any layers underneath.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- Clear items away from the joints we are working on
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in

Advice
Aftercare tips
Once the sealant has cured, a few habits help it last:
- Don’t wait for a small gap to become a leak
- Do not point over movement joints
- Run the fan after every shower
- Clean sealant with mild products only
Leave the new joint to cure fully before it gets wet or moves: usually around 24 hours, or as long as we advise.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
How we quote for remedial sealant
Call for a quick quote. The main things that affect it are:
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- The product the joint needs
- How much old sealant there is and how hard it is to remove
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Helping us quote
Before you ask for a quote, have a think about:
- If someone has resealed it before
- The rough size of the job
- Where the property is
- How we’d reach the joints
For remedial sealant in Muthill, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
What remedial sealant looks like in Muthill
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Muthill, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. For an older house near a landmark such as St James Episcopal Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
