Sand mastic for Perth homes and businesses

What affects the cost of sand mastic

We quote each job individually. This is what makes a difference:

  • The size of the job
  • Whether the work is at height
  • When we can work, for business premises
  • Whether there’s mould to deal with

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Helping us quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • The type of property
  • Any access issues, like height or stairs
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Sand mastic in Perth

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On older homes, it suits the building far better than silicone. We’re often asked to deal with crumbling sand mastic round a window and gaps round a timber door in stone or brick, across sash and case windows, brick reveals and timber door frames.

Wind and rain in a Scottish town like Perth find any gap around a frame. Frames on the side that takes the weather generally fail first.

Whatever the size of the job, you get the same one-year guarantee in Perth and across Perth and Kinross.

What we cannot put right

In fairness, there are a few things sealant won’t fix:

  • Sashes that need overhauling
  • Damaged stone surrounds
  • Cracked or broken glass

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Tenement windows
  • Brick reveals
  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Stone surrounds

What happens on the day

Before we leave, we go over the finished joints with you. The work normally takes a few hours for a single window, longer for several, depending on how much there is to do. Parking around Perth is rarely difficult, though older streets in the centre can be tight. If you are in a flat with a shared stair or a door entry system, let us know when you book.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in

Advice

What happens if it’s left?

Draughts round a sash window aren’t always the sashes. Open mastic joints round the box can let air in, and renewing the mastic closes them. Scottish weather finds any gap, and in a town like Perth, failed outside joints soon let damp into walls. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Perth: your questions answered

Do you work for landlords with property near Perth station?

Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Can you do sand mastic in Perth?

Yes. Our work covers the whole of Scotland, and Perth is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

How much does sand mastic cost in Perth?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. If you’re redecorating the window, ask us first and we will advise.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How long does sand mastic take to go off?

It takes a while. It skins first and hardens fully later and we will give you an idea for your job.

Do you offer different sealant colours?

Most of the time, yes. We’ll explain which colours are available.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Stone surrounds

Old stone surrounds are often uneven, so the gap is not the same all the way round. We shape it by hand to follow the stone.

Timber door frames

Round a period front door, sand mastic gives the right look.

What sand mastic looks like in Perth

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Rented homes near Perth station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. If you look after a building such as Perth High School, the mastic around its windows and doors needs looking after like any other building’s.
