How bathroom resealing works in PH2
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on sinks & splashbacks, baths and basins & vanity units, and people most often call us about smears of silicone across the tiles and sealant that has split, shrunk or peeled away.
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Pricing in PH2
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Getting a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.
Around Scone
Around Scone, our work takes us to homes and buildings near North Inch. The closest station to Scone is Perth station, roughly 2.4 miles south-west of the centre. Other landmarks nearby include Scone Palace (1.4 miles west) and Perth Royal Infirmary (1.4 miles south). For a walk, there’s Kinnoull Hill.
Bathrooms and kitchens across PH2
Homes across PH2 range from older properties to new builds, and in places like Perth, Scone and Oakbank there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Our work covers the whole of Scotland, PH2 included. Journeys are planned ahead, and outside jobs are booked around the forecast. PH2 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Scone: Around Scone, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Perth station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What affects the quote in PH2
Jobs vary more than people expect. What affects the quote:
- Which sealant suits the joint
- Access and height
- How many rooms, windows or areas are involved
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- How many joints, rooms or windows are involved
- The type of property
- Where the job is, and your postcode
- A few photos by email, if you can
For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
How the job changes by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
How to look after the new joints
To keep the joints looking good and working properly:
- Dry worktop joints after washing up
- Stick to a soft cloth and a mild cleaner
- Give the silicone its full cure time
- Dry the bead with a towel now and then
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
For anyone letting property in or around PH2, several properties can be quoted together. Send us the addresses and the work at each.
FAQs for PH2
Do you work for letting agents?
Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover PH2.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
