Bathroom & kitchen resealing in Bridge of Earn, Perth and Kinross
Bath, shower, basin, wet room, worktop and sink resealing in Bridge of Earn, with a one-year guarantee on every job. Ask us for a quote.
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
- Lumpy, uneven sealant from a DIY attempt
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Bathroom resealing in Bridge of Earn
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you are dealing with gaps where the bath or tray has moved and a reseal done over the top of the old bead, we can put it right, on baths, basins & vanity units and kitchen worktops & upstands alike.
A bathroom in a place like Bridge of Earn gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Each job carries a 12-month guarantee, whatever its size.

Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Bathroom resealing around Bridge of Earn
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Letting a property close to Perth station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Dunbarney Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we do, step by step
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes half a day or less for one room, longer when the kitchen is included. Somewhere like Bridge of Earn may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed
- Clear the area around the work

What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

What we can’t put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- A cracked shower tray or bath (that needs repair or replacement)
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Basins & vanity units
- Wet rooms
- Sinks & splashbacks
- Shower trays & enclosures
- Baths
- Kitchen worktops & upstands
Different surfaces, different methods
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
