How bathroom resealing works in Perth and Kinross
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include damp behind the bath or under the tray and leaking joints on a shower screen, across shower trays & enclosures, kitchen worktops & upstands and wet rooms.
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across Perth and Kinross: local notes
Our bathroom resealing work across Perth and Kinross covers homes, rentals and businesses, in Perth, Blairgowrie and Rattray and Crieff and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Our work covers the whole of Scotland, Perth and Kinross included. Longer journeys are planned in advance, and outdoor work around the weather. Parts of Perth and Kinross are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.
Perth: Schools such as Perth High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Perth station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Quotes for bathroom resealing in Perth and Kinross
For a quick quote, just ask. What matters most is:
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- Whether the work is at height
- Working hours on commercial sites
Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- How we’d reach the joints
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
- Open a window or run the fan so the room dries
- Squeegee the walls and tray after use
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Why it fails
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Most people get in touch when they notice something like this:
- A joint torn by a bath that flexes
- Lumpy, uneven sealant from a DIY attempt
- Damp behind the bath or under the tray
- Black mould in the silicone that won’t clean off
Surface by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Honest limits
Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:
- Tiles that have come away from the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
Your questions about bathroom resealing in Perth and Kinross
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Is white the only colour available?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
How much does bathroom resealing cost in Perth and Kinross?
Every job is different, so each one gets its own quote. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access.
