Bathroom resealing in St Fillans, done properly

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks, and people most often call us about sealant that has split, shrunk or peeled away and gaps where the bath or tray has moved.

In and around a place like St Fillans, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Why it’s worth doing now in St Fillans

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Around St Fillans, water from a failed joint in an older stone home can soak into timber and plaster.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Will you come out to St Fillans?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What do you need from me for a quote?

Let us know what needs doing and where, with photos by email if possible. If we need more, we will ask.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

How long does a bath or shower reseal take?

Allow a morning or an afternoon for most single baths and showers. You will know how long to expect before any work starts.

When to call us in St Fillans

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Signs it’s time to call us include:

  • Mouldy sealant that has gone black
  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand

In and around St Fillans, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Questions to ask before you book

  • Whether the sealant suits the joint
  • The length of the guarantee
  • How much experience the applicator has

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Bathroom resealing in St Fillans: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to Church Of The Holy Spirit include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. Somewhere like St Fillans may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children

Advice

Looking after it afterwards

So the new joints stay in good condition:

  • Let new sealant cure fully before it gets wet
  • Stick to a soft cloth and a mild cleaner
  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
