  • Failed sealant on the screen profile

Bathroom resealing near Kilmahog

Bathroom resealing for homes and businesses in Kilmahog

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you’re dealing with water getting behind the kitchen upstand and water escaping at the shower enclosure, we can help.

A bathroom in a place like Kilmahog gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Whatever the size of the job, it’s backed by our 12-month guarantee in Kilmahog and across Stirling.

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

What we do, step by step

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes half a day or less for one room, longer when the kitchen is included in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Tell us about any previous sealing or DIY attempts

Advice

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Why it’s worth doing now in Kilmahog

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In a place like Kilmahog, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Kilmahog homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. Kilmahog has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like McLaren High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to St Andrew's Episcopal Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

FAQs for Kilmahog

Is Kilmahog within the area you cover?

Yes, Kilmahog is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you take on hotel work around Kilmahog?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Avoid abrasive pads on the sealant
  • Do not leave water standing on kitchen joints
  • Wait for the cure time we give you
  • Dry the bead with a towel now and then

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What affects the quote in Kilmahog

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Access and height
  • The number of rooms or windows
  • Mould in or behind the old joints
  • The size of the job

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Any access issues, like height or stairs
  • Photos by email, if that’s easy
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
