Trusted bathroom resealing in Drumvaich

Bathroom resealing in Drumvaich

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black, across basins & vanity units, baths and wet rooms.

In and around a place like Drumvaich, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Whatever the size of the job, you get the same 12-month guarantee in Drumvaich and across Stirling.

Drumvaich questions

Is Drumvaich within the area you cover?

Yes, Drumvaich is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there a guarantee on bathroom resealing in Drumvaich?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Can I choose the colour of the sealant?

You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Are you fully insured?

Yes. Full insurance covers our work.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

What bathroom resealing looks like in Drumvaich

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In and around Drumvaich, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For jobs in and around Drumvaich, choosing the right material for each joint is as important as a tidy finish.

What the job involves on each surface

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • A bath or tray that moves because it is not properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths

The process

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Drumvaich may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Mention any parking rules near the property
  • Mention any tricky access
  • Clear the area around the work

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Quotes for bathroom resealing in Drumvaich

We quote each job individually. These are the things that affect it:

  • The size of the job
  • The type of sealant required
  • Whether there’s mould to deal with
  • Any working-time requirements on site

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • The type of property
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Don’t let bottles sit on the bead

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
