Walls and rooflines in Drumvaich
The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Whether the job is in Drumvaich itself or nearby, the right material for each joint matters as much as a neat finish. In and around Drumvaich, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

External mastic for homes and businesses in Drumvaich
Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the line blends in. We work on copings & trims, façade panels and brickwork movement joints, and the jobs we see most are brick movement joints where the sealant has split and failed seals between different materials.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.
Whatever the size of the job, you get the same 12-month guarantee in Drumvaich and across Stirling.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Wash walls gently around the sealant
- Don’t let climbing plants root in the sealant
- Deal with leaking gutters that soak the joints below
- Keep movement joints as flexible joints, not mortar
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
Different surfaces, different methods
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and helps it last.
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
What we can’t put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Failed render or damaged cladding panels
- Adding movement joints to masonry that has none
- Structural movement, which needs a surveyor or engineer
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Common questions in Drumvaich
Will you come out to Drumvaich?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is there a guarantee on external mastic in Drumvaich?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Do you have insurance?
Yes, we’re fully insured for domestic and commercial work.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Is it OK to fill a movement joint with cement?
No. A mortar-filled joint cannot move, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What affects the cost of external mastic
Every job gets its own quote. These are the things that affect it:
- The old material and how stubborn it is
- The number of rooms or windows
- Any mould that needs treating
- How easy the joints are to reach
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- The address or postcode of the job
- Whether it has been sealed before
- A few pictures by email, if you can
- Roughly how big the job is
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.
Why act early in Drumvaich
Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. In a place like Drumvaich, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

The process
At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Mention if the joints have been sealed before
- Mention any tricky access
- Let us know if you’ve seen damp or leaks
