Torbrex External Mastic

Problem with your movement joints in Torbrex? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

  • Sealant that has lost its bond to the brick or render
  • Damp patches traced to an open external joint
  • Failed seals between different materials

External mastic near Torbrex

When to call us in Torbrex

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Signs it’s time to call us include:

  • Joints where the bead has come unstuck
  • Weeds or debris growing in open joints
  • Panel joints letting water in
  • Weathered mastic that no longer stretches

For landlords with property near Stirling station, split movement joints are easy to miss on a rental until damp shows inside.

What to look for in a quote

  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • What happens if they find a problem under the old sealant
  • What insurance they hold

About our external mastic in Torbrex

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the joint doesn’t stand out. We’re often asked to deal with leaking joints around cladding and façade panels and gaps where render, brick and frames meet, across façade panels, concrete & block and render & cladding joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

You get a 12-month guarantee, the same in Torbrex as everywhere else we work.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Concrete & block
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Façade panels

External mastic in Torbrex: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Managing a site like Wallace High School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What happens if it’s left?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner, so it pays to do it properly once. In an older home around Torbrex, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. Outside jobs in Torbrex need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

How the job changes by surface

Concrete and blockwork

Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one before sealing.

Render joints

Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out.

FAQs for Torbrex

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.

Possibly a little. It fades as the sealant cures.

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
