Gutter sealing in Torbrex, done properly
A leaking gutter joint marks the wall and wets the ground underneath. Resealing the joint is often all it needs, as long as the gutter is sound. Typical jobs include open joints in fascias and soffits and damp on an inside wall under a dripping gutter, on roofline trims, soffit joints and garage door frames.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Deal with a drip before winter
- Glance at the soffit joints now and then
- Look for streaks or damp on the wall below gutters
- Make sure downpipes are not blocked
Look at fascia and trim joints when you are checking the gutters. Splits are easier to seal early.
Once roofline sealant splits, water can get behind it. Resealing early protects the boards.
How the visit works
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on the number of joints and the access in most cases. Around Torbrex, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by tracing the leak and checking the gutter itself is sound.
- Old sealant and dirt are removed from the joint.
- The joint is dried, because sealant won’t bond to a wet surface.
- Gutter or exterior sealant is applied and finished.
- We check the run and clear any debris we find while we’re there.
Before we arrive
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children

Advice
What gutter sealing looks like in Torbrex
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Schools such as Wallace High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Gutter joints rely on seals that age. Temperature changes make gutters move and that movement opens up tired joints.
Common reasons people contact us include:
- Damp on an inside wall under a dripping gutter
- Cracked sealant along roofline trims
- Drips from gutter joints and end caps
- Rain getting in around a garage door
If you let a flat or house near Stirling station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

How we quote for gutter sealing
We quote each job individually. This is what makes a difference:
- The size of the job
- The number of rooms or windows
- How easy the joints are to reach
- The type of sealant required
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
