Regrouting in Kilmahog

How we handle regrouting in Kilmahog

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We work on bathroom floors, bathroom wall tiles and tiled floors, and the jobs we see most are shower grout that has worn away and grout in a colour the owner wants to change.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Your job is guaranteed for a year, as with all our work.

Quotes for regrouting in Kilmahog

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The number and length of the joints
  • Any working-time requirements on site
  • Which sealant suits the joint
  • How easy the joints are to reach

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • The address or postcode of the job
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email

Why it’s worth doing now in Kilmahog

New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off. Removing the old grout to an even depth lets the new grout key in properly. Around Kilmahog, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

For landlords and businesses

We also work for property managers and facilities teams in Kilmahog and across Stirling. Several sites can be quoted together, and we’re fully insured.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Different surfaces, different methods

Bathroom floors

Grout on a floor is walked on as well as wetted. It gets worn and dirty.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where is Mr Mastic based?

Our base is in Crawley, and we work across South East England, London and Scotland.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Use a squeegee on the tiles after showering
  • Stick to mild products for cleaning grout
  • Open a window or run the fan to clear steam
  • Rinse soap off the tiles after each shower

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. Around Kilmahog, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access
  • Plan for the work area to be out of bounds to pets and children

Bathrooms and kitchens in Kilmahog

Kilmahog has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as McLaren High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as St Andrew's Episcopal Church, older homes can move a little, which is hard on rigid grout and tired sealant.
