When to call us in Kilmahog

Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks, especially in damp, poorly aired rooms. Then the only fix is removal and a new bead.

These are the problems we are asked about most:

  • Repeat leaks from the same joint
  • Kitchen joints letting water behind the worktop
  • Products that weren’t meant for the joint
  • Black mould underneath the bead

If you live in an older home near St Andrew's Episcopal Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we handle remedial sealant in Kilmahog

Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. If you are dealing with smears and lumps from a botched reseal and sealant applied over old sealant that has lifted, we can put it right.

In and around a place like Kilmahog, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Kilmahog homes and their sealant

Kilmahog has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like McLaren High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Your questions about remedial sealant in Kilmahog

Do you take on hotel work around Kilmahog?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you cover smaller places like Kilmahog?

Yes, Kilmahog is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you guarantee remedial jobs?

Yes. You get our 12-month guarantee, and we are ARBOMaster approved.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What if resealing will not fix my leak?

We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

How we quote for remedial sealant

The quote reflects the job in front of us. We look at:

  • The old material and how stubborn it is
  • The number of rooms or windows
  • Any mould that needs treating
  • The size of the job

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Why act early in Kilmahog

Remedial work takes longer than a straight reseal, but not by much: it takes a few hours for most joints, depending on how much old sealant has to come out. Compared with chasing the same leak every few months, it’s time well spent. In an older home around Kilmahog, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What you get with us

  • Approved under the ARBOMaster scheme

How the job changes by surface

Leaking trays & enclosures

Where the joints are the problem, every bead is stripped and resealed with anti-fungal sanitary silicone, including the screen profile and tray edges.

Over-sealed & botched joints

Thick, smeared sealant looks messy and hides problems. We strip it back so we can see the joint, then reseal neatly.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

If you manage several properties in or around Kilmahog, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracks in the fitting rather than the joint
  • Plumbing leaks behind walls or under trays
  • A tray or worktop that needs refixing first

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Failed movement joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. Outdoor work around Kilmahog depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
