How we handle sand mastic in Kilmahog

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We’re often asked to deal with cracked mastic round a front door frame and old sand mastic that has cracked, crumbled or fallen out, on timber door frames, sash and case windows and brick reveals.

In and around a place like Kilmahog, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Landlords, agents and businesses in Kilmahog

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Windows and doors in Kilmahog

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Schools such as McLaren High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St Andrew's Episcopal Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Damaged stone surrounds
  • Decisions on consent for listed homes
  • Sashes that rattle, stick or won’t open

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Joints and surfaces we work on

  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Stone surrounds
  • Brick reveals
  • Tenement windows

How to look after the new joints

After the cure time, these simple habits help:

  • Inspect the joints round the windows every year or so
  • Get any rot dealt with first
  • Avoid heavy scraping on the mastic joint
  • Leave the new mastic unpainted

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What the job involves on each surface

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.

Timber door frames

Doors face weather and wear, so their mastic can fail sooner. We rake it out and renew it.

Leave it or put it right?

Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry so renewing it early protects the window. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

Kilmahog: your questions answered

Do you cover smaller places like Kilmahog?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do sand mastic in Kilmahog?

Yes. We work across all of Scotland, and Kilmahog is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Can sand mastic be painted?

The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll advise.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Is it OK to seal over old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do.

Do you have insurance?

Yes, we’re fully insured.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

What happens on the day

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • Let us know about earlier repairs to the joints
