Strathyre Sand Mastic
Problem with your window and door surrounds in Strathyre? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Cement or filler used on old window joints that has cracked
- Mastic dropping out of the joint
- Modern sealant on a period surround
Sand mastic in Strathyre
Old sand mastic cracks, crumbles and falls out over time and gaps open up round the frame. Renewing it closes the gap so the surround looks right again. We work on timber door frames, sash and case windows and tenement windows, and common reasons people get in touch are gaps round a timber door in stone or brick and mastic that needs renewing before redecorating.
Mastic can only go onto a dry joint, so outside work in Strathyre depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
All our work is covered by our 12-month guarantee.

Do you need sand mastic in Strathyre?
Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
Look out for any of the following:
- Mastic worn away on windows facing the weather
- Cracked mastic round a front door frame
- Open joints round the window box
- Draughty sash windows at the surround
In and around Strathyre, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

What affects the cost of sand mastic
For a quick quote, just ask. The main things that affect it are:
- How many areas need sealing
- The old material and how stubborn it is
- Any working-time requirements on site
- How easy the joints are to reach
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
Asking for a quote
When you contact us, these details help:
- The rough size of the job
- The type of property
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved before giving you a price.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
What happens on the day
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several, and we tell you how long to leave it before we go. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
How to prepare
- Let us know about parking restrictions
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints
How to get a quote

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Find out about consent before window work on a listed home
- Take care around the mastic when scraping paint
- Clear gutters so water doesn’t pour onto the windows
- Leave the new mastic unpainted
Make sure water drains away from the window surround. Constant wetting wears the mastic faster.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
How the job changes by surface
Tenement and terrace windows
Tenements and terraces often have many sash windows with ageing mastic. We work on single windows or whole elevations.
Brick reveals
Loose mastic comes out and deep gaps are packed before the new mastic goes in.
Sand mastic in Strathyre: local notes
The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Around Strathyre, water from a failed joint in an older stone home can soak into timber and plaster.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Is Strathyre within the area you cover?
Yes. Strathyre is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What do you need from me for a quote?
A short description and the location, plus photos if you have them. If we need more, we will ask.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Is it possible to take out silicone and use sand mastic instead?
Often, yes. With the silicone removed and the joint cleaned we point it with sand mastic.
Is the work guaranteed?
There’s a 12-month guarantee on every job, sand mastic included.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
