Strathyre Window Mastic
We cover Strathyre for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Mastic that has split away from the wall
- A bead that does not match the frame
- Damp patches on the reveal after heavy rain
What affects the cost of window mastic
Every job gets its own quote. These are the things that affect it:
- How easy the joints are to reach
- The number of rooms or windows
- Working hours on commercial sites
- Mould in or behind the old joints
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
Helping us quote
To make quoting easier, please include:
- How many joints, rooms or windows are involved
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.
Window mastic in Strathyre, done properly
Some gaps around frames are far deeper than they look. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We work on composite doors, aluminium frames and uPVC windows, and the jobs we see most are rushed sealant from a window installation and cracked or shrunken mastic around the frame.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

How it works
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work generally takes most of a day for a typical house, less for a few frames. Outside jobs in Strathyre need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Move anything stored near the joints
Ask for a quote
Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.
Advice
Strathyre: your questions answered
Is window mastic in Strathyre guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Strathyre for window mastic?
Yes. Our work covers the whole of Scotland, and Strathyre is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
How many windows can you do in a day?
A handful of frames is a short visit. You will get a timescale with the quote.
Can landlords and businesses book you?
Yes. Domestic, commercial and hotel work are all part of what we do.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you quote for more than one area?
Yes. More than one area can go on one quote.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Looking after it afterwards
After the cure time, these simple habits help:
- Avoid harsh chemicals near the mastic
- Make sure the drainage slots aren’t blocked
- Don’t paint over the silicone
- Ventilate rooms so frames don’t stay wet inside
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Surface by surface
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.
uPVC windows
The frame is cleaned with a product that will not harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.

Signs you need window mastic in Strathyre
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.
Keep an eye out for these signs:
- Untidy mastic left by window fitters
- Cracked sealant at the sill ends
- Rain getting in at the frame or under the sill
- A bead that does not match the frame
In and around Strathyre, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What window mastic looks like in Strathyre
Strathyre is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Whether the job is in Strathyre itself or nearby, the right material for each joint matters as much as a neat finish.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- A frame that has rotted at the joint
- Draughts through the window seals rather than the frame
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Leave it or put it right?
Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.
