Bathroom resealing across FK18: what to expect
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on basins & vanity units, kitchen worktops & upstands and baths, and people most often call us about damp behind the bath or under the tray and failed sealant on the screen profile.
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a morning or an afternoon for most single baths and showers.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How we quote
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Why customers in FK18 choose us
- Colour agreed with you before work begins
- Anti-fungal silicone where joints get wet
- Neat joints and a tidy finish
- We’re fully insured

Bathrooms and kitchens across FK18
Our bathroom resealing work across FK18 covers homes, rentals and businesses, in Strathyre and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including FK18.
Strathyre: Whether the job is in Strathyre itself or nearby, the right material for each joint matters as much as a neat finish. Around Strathyre, as everywhere, bathroom resealing is only as good as the preparation behind it.
What sealant work can’t fix
In fairness, some problems need a different trade:
- Cracked or missing grout between tiles (that’s regrouting)
- Damage behind the tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How the job changes by surface
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Why deal with it now?
Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.
What your quote should include
- How much experience the applicator has
- Which colour the sealant will be
- What happens if the job turns out different
- The length of the guarantee
Questions from FK18
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Can I choose the colour of the sealant?
You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
