Mastic and sealant across FK21

Our bathroom resealing service in FK21

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and common reasons people get in touch are a messy, uneven bead from a previous reseal and cracked, shrunken or lifting silicone.

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a morning or an afternoon for most single baths and showers.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across FK21

FK21 has homes of every age, old and new, and in places like Killin there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. FK21 is part of the area we cover across Scotland.

Killin: For jobs in and around Killin, choosing the right material for each joint is as important as a tidy finish. In and around Killin, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it.

Questions to ask before you book

  • What preparation is included
  • What the quote includes, VAT included or not
  • What the cure time is
  • Which sealant they’ll use, and why

What affects the cost of bathroom resealing

Your quote is based on your job. We look at:

  • How many rooms, windows or areas are involved
  • Any working-time requirements on site
  • The number and length of the joints
  • Whether the work is at height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • The rough size of the job
  • The type of property

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Dry the bead with a towel now and then
  • Stick to a soft cloth and a mild cleaner
  • Don’t let bottles sit on the bead
  • Let new sealant cure fully before it gets wet

Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

How the job changes by surface

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Your questions about bathroom resealing in FK21

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.

Does the resealing come with a guarantee?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

How much does bathroom resealing cost in FK21?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What colours of sealant can you use?

There’s a choice: clear, white and colours chosen to suit the room. We will talk it through when we quote.
