How bathroom resealing works in FK20

Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, shower trays & enclosures and baths, and common reasons people get in touch are water getting behind the bath panel and failed sealant on the screen profile.

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • How much old sealant there is and how hard it is to remove
  • Any working-time requirements on site
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved

Combining jobs into one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

What we need to know

You do not need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • The rough size of the job
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel

Every job is quoted individually, so the first step is telling us about yours. Simply email us at info@mrmastic.co.uk and describe the job and send photos if you have them.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why it fails

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Keep an eye out for any of the following:

  • Leaks into the floor or ceiling below
  • Failed sealant on the screen profile
  • Gaps between the worktop and the wall
  • Smears of silicone across the tiles
