Glazing silicone for homes and businesses in A' Chrìon Làraich

Glazing joints need a sealant made for glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. If you have leaking glazing joints on a rooflight and water tracking down the inner face of the glass, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

All our work comes with a one-year guarantee, wherever you are in Stirling.

Leave it or put it right?

Topping up old silicone can look like a fix, but silicone does not stick to silicone, and the leak normally returns. A proper reseal is the lasting answer. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How the job changes by surface

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.

When to call us in A' Chrìon Làraich

Sunlight breaks sealant down and roof joints get the most sun. It goes brittle, cracks and stops sticking on the glass.

Most people get in touch when they notice one of these:

  • Glazing silicone that has cracked or come away
  • Rooflight joints letting water in
  • Water getting into a conservatory at the joints
  • Shower screens leaking along the wall or tray

Rented homes near Crianlarich station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Choosing a sealant specialist

How the visit works

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to most of a day, depending on the size of the job in most cases. Outside jobs in A' Chrìon Làraich need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it is not the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Failed flashing around a conservatory
  • A broken pane or roof panel
  • A frame that needs repairing or replacing

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
