Glazing silicone for homes and businesses in Ardlui
Cracked, stained or lifting silicone on glass looks poor and can leak. It comes off cleanly, without marking the glass and reseal the joint. Common call-outs are for silicone pulling away from the glass and leaks where conservatory glass meets the frame, across glass-to-glass joints, glass-to-frame joints and glass balustrade bases.
Outdoor sealant needs a dry surface, so window work around Ardlui is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Glazing silicone in Ardlui: local notes
Ardlui is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Around Ardlui, as everywhere, glazing silicone is only as good as the preparation behind it. Rented homes near Ardlui station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

How it works
We keep the work tidy and contained to the area we are working on. The job generally takes a few hours for most jobs. Outside jobs in Ardlui need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- A neutral-cure glazing silicone is applied and tooled.
- We check the finished joints and test with water where it’s safe.
Before we arrive
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules
- For indoor joints, keep the area dry beforehand if you can

Rooflights
We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.
Conservatory frames
Frame joints face sun and rain all year. A fresh bead seals them again.
Ardlui questions
Can you help a landlord with a rental near Ardlui station?
Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Can you do glazing silicone in Ardlui?
Yes, Ardlui is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
Do you reseal glass shower screens?
We can. We remove the old silicone carefully, and the joints are cleaned and resealed.
Will resealing stop my conservatory leaking?
Yes, when the leak is a failed sealant joint. If the cause is the roof, a panel or a unit, we will say so.
When it isn’t the sealant
We’ll always be straight with you, so here’s what sealant cannot fix:
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- Failed flashing around a conservatory
- A frame that needs repairing or replacing
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Check the gutters above the glazing for debris
- Squeegee the shower screen after each use
- Do not use a blade near the sealant
- Ventilate the conservatory to cut condensation
Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.
Do not leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.
Leave it or put it right?
Resealing can’t fix a failed unit or a cracked panel. We’ll tell you that rather than seal it anyway, so you can call the right trade. In an older home around Ardlui, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Work for landlords, hotels and businesses

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
