Sealant work in PA33

Bathroom resealing in PA33: how it works

Homes in PA33 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for gaps between the worktop and the wall and a reseal done over the top of the old bead, across baths, basins & vanity units and sinks & splashbacks.

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Dalmally: For landlords with property near Dalmally station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Glenorchy Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How we quote for bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • The type of sealant required
  • How easy the joints are to reach
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Any previous sealing or DIY work
  • Where the property is

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Different surfaces, different methods

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.

Comparing quotes

  • How much experience the applicator has
  • Whether the sealant suits the joint
  • What guarantee comes with the work
  • Are they insured?

When it isn’t the sealant

We will not take on work that will not last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall
  • A leaking waste, trap or valve
