Stronmilchan: your questions answered

Is Stronmilchan within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Dalmally station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Stronmilchan, along with the rest of our area.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do you guarantee your resealing?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Bathroom resealing in Stronmilchan, done properly

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you are dealing with gaps between the worktop and the wall and cracked, shrunken or lifting silicone, we can put it right, on shower trays & enclosures, basins & vanity units and kitchen worktops & upstands alike.

For a place like Stronmilchan, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Landlords, agents and businesses in Stronmilchan

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

If you manage several properties in or around Stronmilchan, several properties can go on one quote. Send us the addresses and the work at each.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. For a place like Stronmilchan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work

Advice

Why act early in Stronmilchan

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last. In a place like Stronmilchan, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Looking after it afterwards

After the cure time, these simple habits help:

  • Avoid abrasive pads on the sealant
  • Check the joints every few months for splits or lifting
  • Keep bottles off the sealant line
  • Wait for the cure time we give you

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Bathroom resealing in Stronmilchan: local notes

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Glenorchy Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Dalmally station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Surface by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Honest limits

A few problems are outside what sealant work can do:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • A tray or bath that’s cracked through

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
