About bathroom resealing in Argyll and Bute
Sealant that is mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just email us at info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote before any work starts. Typical jobs include mouldy sealant that has gone black and leaks into the floor or ceiling below, across wet rooms, sinks & splashbacks and shower trays & enclosures.
Before we leave, we go over the finished joints with you. The visit itself normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How we quote
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
What’s near Helensburgh
We work in homes and buildings around Lomond School, The Henry Bell pub and St Joseph's R.C. Church and the streets around them. There’s a railway station in Helensburgh itself: Helensburgh Central station. Other landmarks nearby include Ardencaple Castle (1.3 miles west) and Victoria Infirmary (0.5 miles south-east). Green spaces nearby include Lyle Hill.
Where we work in Argyll and Bute
Homes across Argyll and Bute range from older properties to new builds, with plenty of rented property in places like Helensburgh, Oban and Dunoon. Sound sealant and clean grout keep water out and rooms looking cared for.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. Argyll and Bute is part of the area we cover across Scotland. In the coastal parts of Argyll and Bute, the sea-facing side of a building takes the most weather, and that’s where sealant normally gives up first. The right product and careful preparation help it last.
Helensburgh: In the older streets around St Joseph's R.C. Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For landlords with property near Helensburgh Central station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Quotes for bathroom resealing in Argyll and Bute
The price is agreed before any work begins. It’s based on:
- Access and height
- Any mould that needs treating
- Which sealant suits the joint
- Any working-time requirements on site
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
What we need to know
What to tell us when you ask for a quote:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- Where the property is
- The type of property
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll take it from there.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.
What your quote should include
- How much experience the applicator has
- How the surfaces are prepared before sealing
- Is VAT in the price?
- Which colour the sealant will be
Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
When something else is needed
Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:
- Damage behind the tiles that needs a tiler
- Water coming from the plumbing rather than the joint
- A tray that rocks until it’s re-bedded
Questions from Argyll and Bute
Do you work for landlords and businesses?
Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.
Can I choose the colour of the sealant?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
Are you insured?
Yes. We’re fully insured.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you guarantee your resealing?
Yes. Our one-year guarantee covers every job, and we are ARBOMaster approved applicators.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
