Kingarth Bathroom Resealing
We cover Kingarth for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.
- Smears of silicone across the tiles
- Mouldy sealant that has gone black
- Cracked, shrunken or lifting silicone
About our bathroom resealing in Kingarth
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, baths and basins & vanity units, and common reasons people get in touch are a bead that has pulled away from the tiles and black spots spreading through the bead.
A bathroom in a place like Kingarth gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
We stand behind the work with a one-year guarantee.

Honest limits
It helps to know what we can’t do too:
- Cracked or missing grout between tiles (that is regrouting)
- A bath or tray that moves because it is not properly supported
- Cracks in the tray itself rather than the joint
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.
Surfaces we seal
- Basins & vanity units
- Sinks & splashbacks
- Wet rooms
- Baths
- Shower trays & enclosures
- Kitchen worktops & upstands
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Move toiletries away from the joint
- Keep scourers and sharp tools away from the bead
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Kingarth questions
Is there a guarantee on bathroom resealing in Kingarth?
All our work, in Kingarth and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Is Kingarth within the area you cover?
Yes. Kingarth is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
How long does the new silicone need before I use the shower?
Generally after around 24 hours. You’ll get the exact cure time before we leave.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Is white the only colour available?
White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
What else we do in Kingarth
The process
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. Somewhere like Kingarth may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Advice
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- Whether there’s mould to deal with
- Which sealant suits the joint
- The number and length of the joints
- How many areas need sealing
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- The rough size of the job
- If someone has resealed it before
- The address or postcode of the job
We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.
What happens if it’s left?
Sorting it now is quick: the work takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Why us?
- A choice of colours where the product allows
- A sealant colour to suit the surroundings
- Anti-fungal silicone where joints get wet
- Colour agreed with you before we start

Kingarth homes and their sealant
Kingarth is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For jobs in and around Kingarth, choosing the right material for each joint is as important as a tidy finish. Around Kingarth, as everywhere, bathroom resealing is only as good as the preparation behind it.
