How we handle floor joint sealing in Kingarth
Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. Typical jobs include caulk that has cracked where the floor moves and gaps at thresholds between rooms, on skirting boards, wet room & bathroom floors and concrete floor joints.
Around smaller Scottish places like Kingarth, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
You get a 12-month guarantee, the same in Kingarth as everywhere else we work.

New homes and floors in Kingarth
Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Around Kingarth, as everywhere, floor joint sealing is only as good as the preparation behind it.

The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most homes, and the area is left clean. Somewhere like Kingarth may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.

Common problems we fix in Kingarth
Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack.
Keep an eye out for these signs:
- Grout cracking in a straight line across a floor
- Concrete floor joints that have broken down
- Skirting caulk that keeps splitting
- Gaps at thresholds between rooms
Whether the job is in Kingarth itself or nearby, the right material for each joint matters as much as a neat finish.

Concrete floor joints
Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.
Thresholds
Thresholds between rooms meet two floors and often a door frame. We seal them with a flexible sealant that suits both sides.

Kingarth: your questions answered
Is there a guarantee on floor joint sealing in Kingarth?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Is Kingarth in your area for floor joint sealing?
Yes, Kingarth is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
How soon can the floor be mopped?
We’ll tell you before we leave. It depends on the sealant, and light foot traffic is generally fine before wet cleaning or wheels.
Are you fully insured?
Yes. We are fully insured for every job we do.
Is there any odour?
Some sealants have a smell while they cure. Opening a window helps.
Do you offer different sealant colours?
We will suggest a colour to suit the surroundings. The product needed can limit the range.
How long will you be here?
That depends on the amount of work, but most jobs take a morning or an afternoon for most homes. We will give you a better idea when we quote.
Can sealant along the skirting be painted?
If you tell us beforehand, yes. Joints that will be painted get a paintable product and wet areas get silicone.
DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
What sealant work cannot fix
We won’t take on work that won’t last, so these are the limits:
- Floors that are uneven or need levelling
- Loose, hollow or cracked tiles, which need a tiler
- Leaks from a failed tanking system
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Walk round the room once a year and look at the edges
- Have a cracking tiled floor checked before tiles break
- Use furniture pads near skirting
- Do not fill floor joints with caulk where they move or get wet
Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.
